What is the healthy home trend and what does it mean for real estate?

From landscaping and roofing to furniture and decorations, there are many aspects that turn an ordinary house into the dream how but, in the past year, for the first time ever, real estate agents have noticed a new and massive decision factor that drives Millennials’ buying preference: the healthy home. Broadly speaking, a healthy home is a home that was built with the health of the residents in mind, that respects high quality standards and that also has a reduced environmental footprint. More specifically, when looking for healthy homes, Millennial buyers keep in mind the following aspects:

Sustainability of building materials

A healthy home is, of course, durable. However, durability should not come at the cost of the family’s health, which is why buyers are more than ever to pay a structural survey cost to find out if the property is free of asbestos and other harmful substances. They also want to know if the building can withstand the impact of an earthquake or a flood. But that’s not all. According to the latest studies, more and more buyers are interested in green living and want to make sure that their future home is made with sustainable materials that do not pose a danger to the planet, such as wood obtained from unethical sources.

 

High quality home insulation

One important reason why people are looking for insulation in their homes is that it prevents air exchange and therefore reduces energy bills. However, insulation is also important because it reduces reliance on HVAC appliances and ultimately reduces greenhouse gas emissions. Then there’s also sound insulation, which keeps the noise of the city at bay and turns the home into a tranquil place.

 

Air quality

Latest data reveals a disturbing reality of indoor living: in urban areas, the air quality inside homes is poorer than outside, which leads to an increase in allergies and respiratory diseases. To maintain air quality at optimal levels, healthy home builders use modern ventilation systems and clean materials that reduce pollutants.

 

Plumbing

A faulty drainage system is a headache for any homeowner, but experts also point out that it in time it can lead to serious health issues. Frequent flooding in homes reduces air quality, deteriorates the roof and walls, causes mould and mildew and could increase the risk for asthma and allergies.

 

Generous lighting

The importance of sunlight for homeowners’ health has been proven time and time again through various studies and it seems that home buyers care about this as well. Not only are they looking for properties with large, energy-rated windows, but also for high quality (and of course energy-saving) indoor lighting.

Smart home appliances

Appliances such as refrigerators, AC units, boilers and washing machines are reinvented so as to interact with a central system and allow homeowners to take charge of their health. Needless to say, these smart home appliances have low emissions and reduce energy costs.
